Setting the Stage

Jolynn's husband was in long-term care and she knew it was time to sell their home and move somewhere smaller but didn't know much about real estate. Her husband's best friend was knowledgeable about the real estate market and introduced Jolynn to Tamina after learning the estimated market value of her home was between $465,000 to $505,000. from 3 top-selling teams who had been recommended to Joyln.

Selling Her Home

Jolynn and her husband had a beautiful home in Buckley Pass. It was a 3 bedroom, 2.5 bath, 1990 square feet home on 2672 total square feet with a 30 ft dock and 10 K boat lift. It featured an open concept layout, captured the very best of tropical living, and was just minutes from open water for some of the best inshore and world-class tarpon fishing with your boat docked just steps out your door. 

Needless to say, this was a beautiful home and Tamina knew it was worth more than the resales on the market. Jolynn however felt the Realtor's CMA was too low and Tamina's estimated market value was too high. She expected her home would sell between $525,000 to $530,000. 

Tamina knew exactly how to market her home to potential buyers. She created a beautiful website, advertised it online, and was holding open houses to ensure Jolynn would get maximum exposure for her home. "Tamina was wonderful about keeping us updated. She was in constant contact, she was doing open houses, and on-site for all agent showings to make sure agents and their buyers understood the full value of the home and provide access to her dock and boatlift partner on staff to answer questions on the existing dock and lift to accommodate their boat while touring the home.

Tamina was able to sell her property for $55,400 more than the estimated market values of $450,000, $495,000, and $505,000 from the top-selling teams in Punta Gorda Isles and challenging market conditions of a  late launch to market missing the high selling season months of January, February and most of March, and shutdown of holding open houses from Co-VID

Buying a Condo - The View

Jolynn waited until after they had a contract for their home to sell before looking for condos to ensure she was financially ready. 

The condo that Jolynn liked the best was actually the second condo she looked at, but Tamina helped Jolynn look at half a dozen or so places.  "She picked up very early on what I really didn't ever say. I always said I wanted to be on the water, but verbally I didn’t say how important that was to me. Tamina picked up on that."

After returning to the second condo and deciding it was the one, they began the process to put down an offer, which took a number of tries to get this condo. The first offer Jolynn made was a little lower which the owner, unfortunately, didn't accept. She put in another offer at full price with a contingency of her home selling. The owner, unfortunately, didn't want a contingency, so Jolynn was turned down a second time. The owner had been given another offer from another buyer with no contingency so Jolynn wasn't sure that she'd be able to get the condo anymore. Luckily, the other buyer withdrew, and through Tamina established a relationship with the listing agent, Jolynn was able to make another before it went on the market  offer at full price with the contingency that the settlement would be two weeks away and the owner accepted
